Talk to a new build REALTOR® Before your first builder visit

Why You Need Your Own Agent

The friendly sales consultant in the model home works for the builder. Who is working for you?

i.

Builder contracts

Builder purchase agreements are written for the builder. We review deposits, completion dates, delay terms, and what happens if plans change.

ii.

Incentives & upgrades

Base price is only the start. We help weigh closing-cost incentives, rate buydowns, lot premiums, and which design-center upgrades actually hold value.

iii.

Independent inspections

New doesn’t mean flawless. We coordinate your own inspector before drywall and before closing, then follow up on the punch list.

iv.

Resale perspective

We compare new builds against nearby resale homes, so you know whether you’re paying for value or just for new.

Before Your First Visit

Bring your REALTOR® on day one.

Many builders require your agent to register you — or accompany you — on your very first visit. If you sign in alone, you may lose the ability to have your own representation for that community. Call before you tour — we’ll put a showing agreement or Exclusive Buyer Brokerage Agreement in place and register you in advance.

Choosing a Builder

How to compare new construction builders

Reputation and warranty

Look at the builder’s track record, recent reviews and warranty terms. Ask how warranty claims are handled and how quickly repairs are made.

Included features versus upgrades

Model homes show upgrades. Get a list of standard features and price the upgrades you actually want before you compare builders.

Lot premiums and location

Water, preserve and corner lots often carry premiums. A great lot can matter more at resale than an upgraded kitchen.

Community fees

Many new communities have CDD assessments as well as HOA fees. We add these to your monthly cost so you can compare homes fairly.

Financing First

Get pre-approved before you tour.

A pre-approval from an outside lender lets you compare builder-lender incentives on equal terms before you sign a contract.

Questions

Buying new construction in Central Florida

Represented by Bryan Berns, MBA — Principal Broker and New Home Co-Broker certified.

Do I need a REALTOR® to buy a new construction home?

You aren’t required to have one, but the builder’s sales staff represents the builder, not you. A new construction real estate agent reviews the builder’s contract, negotiates incentives and upgrades, coordinates independent inspections, and compares the home against nearby resales.

Does it cost more to use a new build REALTOR®?

Before we tour, we sign a showing agreement or an Exclusive Buyer Brokerage Agreement (EBBA), as current rules require. That agreement sets our fee — and we make sure that fee is charged to the builder or the seller’s agent as part of your purchase, rather than coming out of your pocket. In the rare case a builder won’t pay, the agreement spells out how the fee is handled, and we’ll discuss your options before you sign anything. Everything is confirmed in writing before you commit.

When should I bring my agent to the builder?

On your very first visit. Many builders require your agent to register you or attend that first visit, and representation can be hard to add afterward. Call us before you tour any model home.

Should I get an inspection on a brand-new home?

Yes. A city or county inspection checks code minimums, not workmanship. An independent inspection before drywall and again before closing catches issues while the builder can still fix them easily.

Can I negotiate with a builder?

Often yes, though usually through incentives, upgrades or closing costs rather than a lower base price. Timing and inventory affect what is possible.

Do I need an inspection on a new home?

Yes. Independent inspections during construction and before closing can catch problems the city inspection doesn’t cover.

Do you work with new construction buyers near me?

We represent new construction buyers across Orange and Seminole Counties, including Oviedo, Windermere, Longwood, and the greater Orlando area. If you’re looking for a new construction REALTOR® near Orlando, call us before your first builder visit.
