Understanding Your Proceeds

Price is what a buyer pays. Net is what you keep.

A seller net sheet lists every cost between your contract price and the wire that reaches your account: brokerage fees, title insurance, Florida’s documentary stamp tax on the deed, settlement charges, prorations, buyer credits and the payoff of any loans. What remains is your estimated net proceeds.

For significant homes the gap between price and net can run well into six figures, so the number worth negotiating over is the net. Seeing it at several prices at once also makes it easier to decide how to answer an offer, a counteroffer or a repair request.

Before you list with Local Choice Realty, Principal Broker Bryan Berns prepares a net sheet for your specific home using a title company’s figures and your lender’s payoff.

Florida Seller Costs, Line by Line

What comes out of a Florida home sale

Documentary stamp tax

Florida taxes the deed at $0.70 per $100 of the sale price in Orange, Seminole and most other counties, and the seller customarily pays it. On a $1,000,000 sale that is $7,000.

Owner’s title insurance

Florida sets title insurance premiums by regulation: $5.75 per $1,000 on the first $100,000, $5.00 per $1,000 up to $1 million, $2.50 per $1,000 from $1 million to $5 million, and lower rates above that. In Orange and Seminole the seller customarily pays for the owner’s policy, but it is negotiable.

Brokerage fees

Your listing fee is set in your listing agreement. Since August 2024, compensation for a buyer’s agent is no longer offered through the MLS; if you agree to contribute toward it, that is negotiated in the offer.

Property tax proration

Florida property taxes are paid in arrears: the bill for the current year arrives in November. At closing, the seller usually credits the buyer for taxes from January 1 through the closing date.

Settlement and association items

Settlement or closing fees, a municipal lien search, recording and any HOA or condo estoppel certificate and transfer fees.

Payoffs and credits

Your mortgage and any home equity line, plus any credits you agree to give the buyer for repairs or closing costs.

Your Bottom Line

Know your walk-away price before the first offer

Enter the least cash you would accept in the bottom-line field. The calculator works backward through your costs to the lowest sale price that still delivers that net, and shows how far above or below it each column lands. It is the number to have in mind before a negotiation starts, not during it.

Comparing Offers

The highest price is not always the best offer

A higher price with a large buyer-agent request, repair credits or a later closing can net less than a cleaner offer. Run each offer through the net sheet, then weigh financing strength, appraisal risk, inspection terms and timing. We do this side by side for every offer you receive.

Questions

Seller net sheet FAQ

What is a seller net sheet?

It is a one-page estimate of the cash you will receive from a sale after every cost of selling, including brokerage fees, title insurance, doc stamps, settlement charges, prorations, credits and loan payoffs.

How much are seller closing costs in Florida?

Not counting brokerage fees, Florida sellers commonly spend roughly 1% to 1.5% of the price on doc stamps, owner’s title insurance and settlement charges. The exact figure depends on price, county customs and your contract.

Who pays for title insurance in Orlando?

In Orange and Seminole Counties the seller customarily pays for the owner’s title policy and chooses the title company, though either point can be negotiated in the contract.

Do I have to pay the buyer’s agent?

No. Since August 2024 buyer’s agent compensation is not offered through the MLS. Buyers have their own agreements with their agents, and any contribution from you is negotiated as part of the offer.

How accurate is this calculator?

It uses Florida’s set doc stamp and title insurance rates, so with an accurate payoff and prorations it should land close to your settlement statement. Treat it as an estimate and confirm figures with your title company.

Can you prepare a net sheet for my home?

Yes. A broker-prepared net sheet comes with every private valuation, using current figures from a title company and your lender.
