Buying on the Water

Not all lakefront is created equal

Central Florida has hundreds of lakes, but lakefront value depends on far more than a view. Is the lake connected to a chain? Can your boat clear the canals? Is the water deep enough at your dock in a dry year? What do the shoreline rules allow you to build?

As a broker who works both sides of the transaction, Bryan Berns helps buyers answer those questions before they write an offer, and helps sellers price waterfront homes on the details that really drive value.

Lakefront Due Diligence

Six things we check on every lakefront home

  1. 01

    Chain access

Whether the lake connects to a chain, and whether canals, bridges or locks limit boat size.

  2. 02

    Water depth

Lake levels change with rainfall. We look at shoreline depth and dock reach.

  3. 03

    Seawall & dock

Condition, permits and repair costs, which can be significant.

  4. 04

    Flood zone & insurance

Flood map designation, elevation certificates and insurance quotes early.

  5. 05

    Shoreline rules

County and lake rules that limit docks, boathouses and vegetation removal.

  6. 06

    Frontage & exposure

Linear feet of frontage, sunset views and wind exposure all affect value.

Pricing Lakefront

What drives lakefront value

Frontage and exposure

Linear feet of shoreline, the direction the home faces and whether you see sunsets or sunrises all affect price. West-facing homes with long views often command a premium.

Lake quality and size

Larger, clearer, ski-friendly lakes usually carry higher values than small or shallow lakes. Water quality, weeds and how busy the lake is on weekends matter too.

Access and connections

Homes on a connected chain usually sell for more than those on isolated lakes, but only if your boat can actually make the trip. Bridge heights and canal widths decide that.

Shoreline improvements

A permitted dock, boathouse, boat lift and sound seawall add value and save you time and money. Unpermitted or failing structures can become an expensive problem.

Questions

Orlando lakefront real estate FAQ

What is the best chain of lakes in Orlando?

It depends on what you want. The Butler Chain in Windermere is known for clear water and larger boats; the Winter Park Chain offers historic homes and proximity to Park Avenue. We’ll compare them for your goals.

Can I put any boat on a chain of lakes?

Not always. Canal widths and bridge heights limit boat size on some chains, so we confirm before you buy.

Do lakefront homes need flood insurance?

Lenders require flood insurance for homes in certain flood zones, and many owners choose it regardless. We help you get quotes early.

Are lakefront homes harder to insure?

They can be. Flood zone, elevation, roof age and wind mitigation all affect premiums. We help you get quotes early in your inspection period.

Is lake-view the same as lakefront?

No. Lake-view homes see the water but don’t own shoreline or have private access, which affects both price and use.

Can you help me sell my lakefront home?

Yes. Lakefront pricing depends on frontage, depth and access. See our listing services.
